After visiting all five campuses in January 2026 — checking studios, meeting resident managers, testing WiFi speeds, and comparing actual bills — here is my honest ranking. Spoiler: there is a clear winner.

Campus Rousseau

★★★★★ 5.0 / 5 from €531/month

This is, simply, the best student residence in Nantes right now. Nestled in the Waldeck-Rousseau neighbourhood — a 3-minute walk from Tram T2 stop Motte-Rouge — Campus Rousseau delivers 98 fully furnished studios (17–26 m²) at a price that feels fair for what you get. The fitness room is real, not a glorified corridor with a treadmill. The coworking space is quiet, bright, and actually used. Staff response time on the app is under four hours, which in this sector is remarkable. APL and Visale accepted, bikes secured in a locked cage. If I were moving to Nantes tomorrow, I would book here first.

A strong second. Odalys Campus Île de Nantes sits in the heart of the city's newest urban district, steps from ENSA architecture school and Audencia business school. The 178 studios (18–22 m²) are modern and well-maintained. The coworking area and gym are competitive. The main trade-off: rents run higher than Campus Rousseau and the management style feels slightly more corporate. Still, an excellent choice if you study on the Île.

Common questions — before you sign

Everything students ask us before committing to a residence.

Am I eligible for APL (housing benefit) in a student residence? +

In most cases, yes. APL (Aide Personnalisée au Logement) is available to students renting in accredited residences, regardless of your parents' income. The amount depends on your rent, location, and household situation.

Apply through caf.fr as soon as you have your lease. In Nantes, APL typically reduces rent by €80–€180 per month. Apply the day you move in — it's not retroactive.

What is the realistic monthly budget for a student in Nantes? +

Expect €900–€1,200/month all-in: rent (€440–€600), food (€200–€300), transport (€30 with the student tram pass), phone, and leisure. After APL, effective rent is often €350–€450.

Nantes is cheaper than Paris but pricier than smaller cities. The upside: nearly everything is accessible by tram or bike, so transport costs stay low.

Do I need a guarantor? What is Visale? +

Most residences require a guarantor (someone who covers your rent if you default). If your parents can't act as guarantors, Visale is a free government-backed guarantee scheme open to all students under 30.

Apply at visale.fr before you sign your lease — you'll get a digital certificate in minutes. Most Nantes residences accept it without issue.

Which neighborhood should I choose based on my school? +

Nantes Université / IUT: Beaulieu or Hauts-Pavés — both are well-served by tram line 2.
École Centrale: Hauts-Pavés or City Centre, both within 15 min by tram.
Audencia / ENSA: Île de Nantes or City Centre.
IMT Atlantique (Bouguenais): City Centre or Chantenay — you'll need the shuttle.

When should I start looking for housing in Nantes? +

For September entry, most students book between January and June. Don't wait until summer — availability drops sharply after May, especially near top schools.

If you're starting in January (second semester), start looking in October. The market is less competitive but options are fewer. Budget for a short-term rental if you arrive before your lease starts.

9-month lease or 12-month lease — which should I choose? +

A 9-month lease (September to June) is ideal if you're going home or abroad for the summer. A 12-month lease costs more overall but often works out cheaper per month and gives you stability.

If you'll be doing an internship near Nantes or prefer not to deal with moving and storage every year, the 12-month option is usually worth it. Ask the residence whether summer sub-letting is allowed if you go for 12.
